Title Services / Digital Platforms

Stearns County Abstract & Title Co. A service website built to do real work.

This was more than a visual rebuild. Working side by side with the Stearns County Abstract team, we replaced an outdated website with a practical platform that calculates fees, collects complete service requests, and gives the company a more dependable digital home.

The brief

Replace a frustrating website with a dependable business tool.

The previous website was badly outdated, and the provider responsible for it was unresponsive when the company needed help making changes.

For a business built around careful records, accurate information, and responsive service, that relationship was not sustainable. The new platform needed to present the company clearly while also taking useful work off the team’s plate.

The challenge and response

Turn specialized knowledge into a clear online process.

The challenge

Title, closing, county, and insurance fees depend on transaction details. Abstracting requests also require complete information before the team can begin its work.

The response

Work directly with the people who understand those details, then translate their process into guided calculators and structured service-intake forms.

What we built

A website shaped around how the company actually works.

A clearer public website

The new structure explains title insurance, closing, and abstracting services while making offices, contact information, quotes, and online ordering easier to find.

Transaction calculators

Purpose-built calculators use transaction information to estimate applicable closing, county, and title-insurance fees more clearly.

Complete abstracting intake

Structured online requests collect the information needed for the company’s abstracting services before the file reaches the team.

A collaborative process

The system was developed side by side with the client, testing the language and logic against the people who use it in real work.

The outcome

Fewer dead ends for customers. Better information for the team.

Earlier answers

Customers can explore estimated transaction costs before needing a finalized quote from the office.

More complete requests

Guided intake helps abstracting requests arrive with the details the company needs to respond and begin work.

A more dependable platform

The company now has a modern digital presence built around its services instead of being limited by an outdated provider relationship.

The larger idea

A professional website should reduce friction, not create more of it.

Specialized businesses should not have to simplify their expertise just because a generic website cannot support it.

This project shows what becomes possible when web design begins with the organization’s real process. The result is easier to understand from the outside and more useful to the people responsible for the work inside the company.
